Pricing and plans
Baselane has two tiers: a free Core plan and a $20/month Smart plan that adds AI bookkeeping and automated transaction tagging. Stessa has three: a free Essentials plan, Manage at $12/month billed annually, and Pro at $28/month billed annually. If you want advanced features, Stessa's mid tier is cheaper than Baselane's Smart plan, but Stessa's top tier costs more.
The free plans cover different ground. Stessa's free plan includes unlimited properties, bank data feeds, basic reports, rent collection, screening, banking, and listing syndication to Zillow, Trulia, and HotPads. Banking
Both platforms offer landlord banking with per-property accounts, virtual and physical debit cards, 1.1% cash back, and FDIC insurance up to $3 million through Thread Bank. Both also pay interest on your balances, listed as APY (annual percentage yield): the percentage your money earns over a full year, including compound interest.
APY matters for landlords because rental accounts often hold a lot of cash that sits for months, such as repair reserves, security deposits, and rent set aside for the mortgage. A higher APY means that money earns more while it waits. (Some states require you to hold security deposits in a separate account or pay tenants interest on them, so check local rules before counting that interest as yours.)
The two platforms structure APY differently. Baselane pays the same rates on its free and paid plans, tiered by balance, with a bonus when you collect rent through Baselane: up to 1.55% on balances under $10,000 and up to 2.65% on $25,000 to $49,999. Tenant screening

What both platforms are missing
Baselane and Stessa both handle the financial side well, but both leave two screening compliance steps up to you. These steps are easy to miss, and if something goes wrong, the legal risk falls on you, not the software.
Automated adverse action notices. If you deny an applicant, or approve them on tougher terms such as a higher deposit, based on information in a screening report, the Fair Credit Reporting Act (federal law) requires you to send a notice explaining the decision and how the applicant can dispute the report. Neither Baselane nor Stessa sends this notice for you, so you have to write it, include the required details, and send it on your own. Miss it and you risk up to $1,000 in statutory damages per willful violation. RentSpree sends the notice automatically on every plan, including free.
Conditional acceptance workflows. Some jurisdictions, including Cook County (IL), Washington D.C., Montgomery County (MD), Detroit (MI), and New Jersey, have fair chance housing rules that require you to conditionally accept an applicant based on other criteria before you review their criminal background report. Neither Baselane nor Stessa documents a workflow for this, so you would need to track the order of steps yourself.
