TurboTenant is property management software you can use without a paid subscription, and most user reviews are positive. Its $0 plan covers listings, applications, screening, rent collection, and maintenance requests. The catch shows up when you're ready to approve and sign a renter. You need to upgrade to the Essentials plan (from $12.42/mo) to access lease agreements and e-signatures, and income verification requires the Pro plan (from $16.58/mo). Both plans are billed annually with no monthly option, and prices rise with the number of rentals you manage. RentSpree may be a better fit if you want every step from listing to signed lease without a subscription, including bank-verified income and signing the lease.
TurboTenant's pitch is simple: list, screen, and collect rent for $0. But before you move your rental onto it, you want to know how the costs actually add up and whether other landlords are happy with it.
The short answer: the $0 plan mostly delivers on that pitch, and TurboTenant's reviews are largely positive. But two key steps of filling a vacancy are locked behind a paid plan: confirming an applicant's income and signing the lease.
What is TurboTenant?
TurboTenant is rental management software for landlords who manage their own properties. On its $0 plan, you can advertise a rental, take applications, screen renters, collect rent, and track expenses and maintenance requests. TurboTenant says it's trusted by more than 1 million self-managing landlords.
The software comes in three plans: Free, Essentials, and Pro. TurboTenant also offers Autopilot, a full-service management option priced by quote, and a one-time tenant placement service for $1,500.
TurboTenant pricing
TurboTenant's Free plan has no subscription fee, and its two paid plans are billed once a year, with no month-to-month option. The monthly figure on its pricing page is the annual price divided by 12.
- Free: $0, no subscription. Includes listings, applications, screening (applicant pays by default), online rent collection, maintenance requests, and a rent roll, a summary of your rental income and payment activity.
- Essentials: $149 to $349 a year. Adds unlimited lease agreements and e-signatures, showing scheduling, faster rent payouts, card payments, and phone support.
- Pro: $199 to $999 a year. Adds income verification and document fraud checks, custom application questions, waived ACH fees for renters, and full accounting.
- Autopilot: Full-service management, priced by quote.
Your paid-plan price depends on how many rentals you manage:

Renters pay some fees too. The screening fee is $55, or $45 when the landlord is on Pro. Paying rent by bank transfer costs renters $2 unless the landlord is on Pro, and card payments carry a 3.49% fee.
What this means for you: You can run a rental on TurboTenant's $0 plan for as long as you like. But if you want to sign a lease in the app or verify income, that means committing to a full year of a paid plan, even if you only need it for one vacancy.
Some states and cities limit what you can charge applicants for screening. Check your local rules before passing a fee to renters.
TurboTenant features
TurboTenant covers the full rental cycle, from listing to move-out, though some steps need a paid plan.
Listing and advertising
TurboTenant sends your listing to about 25 partner sites, including Realtor.com, Redfin, Rent.com, Zumper, and Craigslist. Apartments.com only takes listings for buildings with four or fewer rentals.
TurboTenant doesn't post listings directly to Zillow, though. Paid plans get a faster listing review, so your rental shows up on partner sites sooner.
Rental applications and screening
Every plan includes online applications and screening reports, and applicants pay the screening fee by default. Custom application and pre-screener questions are only on Pro.
Income verification
TurboTenant verifies income through Snappt, which checks pay documents, employer information, and possible document fraud. It's only available on Pro, starting at $199 a year.
Verifying income at the source matters more each year, since edited bank statements and AI-generated pay stubs are easier than ever to make. Among large rental operators who dealt with fraud, 84% saw applicants submit falsified pay stubs, employment references, or other income documents.
Denial notices
Federal law requires an adverse action notice any time a screening report leads you to deny an applicant or approve them on worse terms, like requiring a higher deposit, a co-signer, or higher rent.
TurboTenant handles denials. When you deny an applicant in the app, it emails them for you, including FCRA rights information when a screening report was involved.
It doesn't send notices when you approve someone on worse terms. For those, you'd fill out and send TurboTenant's free adverse action letter template yourself.
Leases and e-signatures
Unlimited state-specific lease agreements, addendums, and e-signatures start on the Essentials plan. Reusable e-signature templates are on Pro only. If you're on the $0 plan, TurboTenant sells a landlord forms pack for $199.
Rent collection
Rent collection is available on every plan. Renters pay $2 per bank transfer unless you're on Pro, and card payments carry a 3.49% renter fee. Faster payouts start on Essentials, and connecting more than one bank account takes Pro.
Maintenance
Maintenance is one of TurboTenant's strongest no-subscription features. Renters submit requests in the app, an AI assistant walks them through simple fixes, and you can hire a pro through TurboTenant's Thumbtack partnership.
You still find, hire, and schedule the pro yourself. Hands-off repair coordination comes with Autopilot, TurboTenant's full-service option.
Accounting
The $0 plan includes a rent roll. Essentials adds manual transaction import, and Pro adds the full accounting suite: profit and loss reports, Schedule E, automatic transaction import, and loan tracking.
Support
Chat support is available on every plan. Phone support starts on Essentials.
What TurboTenant users say
Most landlords who review TurboTenant rate it well, especially for ease of use. Here's where its ratings stood as of October 2026:
What landlords like: Reviewers most often praise how easy TurboTenant is to set up and use, which scores 4.5 out of 5 for ease of use on Capterra. Many also call out applicant-paid screening, automatic rent and late-fee reminders, and having listings, payments, and maintenance requests in one place.
What landlords flag: The most common complaint is how hard it can be to reach a live support agent. Others mention rent payouts that take several days to clear, and a few wish TurboTenant still posted listings to Zillow.
Where TurboTenant falls short
TurboTenant's gaps show up at the end of the leasing process, after you've found an applicant you like.
Signing a qualified renter takes two upgrades. Lease signing starts on Essentials, and income verification requires Pro. To do both in the app, you'd need Pro, which costs $199 to $999 a year.
You pay for a year at a time. Paid plans are billed annually, with no monthly option. If you fill one vacancy every year or two, you'd still pay for the full year to sign that one lease.
Your listing won't appear on Zillow. TurboTenant doesn't post to Zillow.
Who TurboTenant is best for
TurboTenant fits landlords who are happy on its $0 plan even with its limitations, or are ready to commit to a yearly subscription.
TurboTenant is a good fit if you:
- Want listings, applications, and rent collection without a paid plan
- Want renters to report and troubleshoot maintenance issues in the app
- Plan to pay for Pro anyway
- May want to hand off management entirely through Autopilot later
It's a weaker fit if you:
- Want to verify income or sign a lease without a yearly subscription
- Would rather pay for features monthly than commit to a full year
- Count on Zillow to find renters
How RentSpree compares to TurboTenant
Both tools let you list, screen, and collect rent without paying. But on RentSpree, you can verify income and sign the lease without a subscription, plus your listing posts to Zillow. On TurboTenant, both income verification and leasing require a plan billed once a year, and listings don't post to Zillow.

Sign a qualified renter without a subscription
On RentSpree, every step from application to signed lease is available without a paid plan. Applicants can verify income at the source through Finicity by Mastercard®, which shows up to two years of bank deposits. It's a $10 add-on to the screening report, usually paid by the applicant.
Once you approve an applicant, you can upload your lease and collect e-signatures without upgrading.
On TurboTenant, verifying income and signing the lease in the app take Pro, at $199 a year or more.
List your rental on Zillow
RentSpree shares your listing with top real estate sites including Zillow, Redfin, Apartments.com, Zumper, Realtor.com, and 10+ more through their networks. The typical renter uses five sites or apps during a rental search, so reaching more of them can widen your applicant pool.
TurboTenant reaches 25+ sites directly, including Craigslist, but not Zillow.
Pay less, with month-to-month flexibility
If you want more tools, RentSpree's Landlord PRO costs $6.99 a month billed annually, or $8.99 month to month, with no per-rental pricing.
Compare that to TurboTenant's Essentials, starting at $12.42 a month and Pro at $16.58, both billed once a year with no month-to-month option. Plus, your plan cost rises with the number of rentals you manage.
Landlord PRO also includes Rental assistant, which sorts renter repair requests, books a local pro once you approve the cost, and answers routine renter questions using your lease.
