Your RentSpree account is free, with no subscription required to screen tenants. A tenant screening report carries a low fee, and you choose who pays it, you or the applicant, where local rules allow. You can optionally upgrade to Landlord PRO to maximize your rental profit or RentSpree PRO for real estate agents and power users to fill vacancies faster.
You decide. Pass the fee to the applicant, or you can cover it yourself instead. Some areas limit applicant-paid fees, so check your local rules first.
Landlord PRO helps landlords keep more of their rent and run the numbers without the busywork, with rent collection, waived ACH fees, bookkeeping, financial reporting, and rental tax forms (coming soon). RentSpree PRO adds the tools agents and power users use to close faster, including income verification reports, auto-reference checks, secure document requests, a custom professional profile page, and reviews.
Yes. Both PRO plans include a 30-day free trial, and we send a reminder before your first renewal. You can cancel anytime before the trial ends.
Your free Basic account needs no card. A credit or debit card is required to start a 30-day PRO trial, and we send a courtesy email three days before the trial ends.
Your trial expires 30 days after it is redeemed. If you do not cancel before it ends, you are charged the subscription fee until you cancel.
At checkout, continue to payment, select Add Coupon, enter your code, and select Apply.
You can cancel PRO anytime and keep access through the end of your trial or billing period, after which you return to the Basic plan. Refunds and credits are not issued for partial billing periods, and RentSpree does not offer refunds. Submitted screening applications are also non-refundable, regardless of the leasing decision.

Yes. RentSpree is SOC 2 Type II certified, and your application and payment information is encrypted and protected. Rent payments are processed through Stripe, payment details are safeguarded against fraud, and they are never stored or shared by RentSpree. Only you, not your landlord, can see your payment information.
