Summary

In this episode, Michael Lucarelli sits down with Scott Saporito, Realtor at Coldwell Banker One and President of ROAM MLS, a combination of several existing MLSs in Louisiana. The conversation revolves around the real estate market in the state, including rental rates that have risen in lockstep with other housing costs and the reasons why. During the conversation, Scott also explains the reasoning behind the rising number of mergers within the MLS segment, and how rentals turned into an important and lucrative part of his client relationships early on in his career.

Experian vs Equifax vs TransUnion: 2026 Guide

Experian, Equifax, and TransUnion all supply credit reports for screening applicants, and no one bureau is more accurate than another. The differences are in format and scoring. Experian shows a month-by-month account grid and collects landlord-reported rent payments through RentBureau. Equifax splits open and closed accounts, and publishes its own educational score on a 280–850 range that lenders do not use. TransUnion carries the most detailed employment data, and the score it gives consumers is a VantageScore 3.0, not a FICO score. None of the general-purpose models is built for rental risk, which is why RentSpree screening reports include TransUnion's ResidentScore, a 350–850 score built for tenant screening, alongside a background report and eviction records. Screening is free for landlords and rental agents when the applicant pays the application fee.
