Third-Party Services Terms

Effective date: October 19, 2026

‍IMPORTANT NOTICE: THESE THIRD-PARTY SERVICES SUPPLEMENTAL TERMS (“THIRD-PARTY SERVICES TERMS”) ARE SUBJECT TO AND MADE A PART OF THE RENTSPREE, INC. TERMS OF SERVICE (“TERMS OF SERVICE”), INCLUDING ITS PROVISIONS FOR MANDATORY ARBITRATION. THIS MEANS THAT YOU AGREE TO SUBMIT ANY DISPUTE WITH RENTSPREE RELATED TO YOUR (OR YOUR ORGANIZATION’S) USE OF THIRD-PARTY SERVICES TO BINDING ARBITRATION INSTEAD OF PROCEEDING IN COURT, UNLESS YOU OPT OUT AS DESCRIBED IN THE TERMS OF SERVICE. THE TERMS OF SERVICE ALSO INCLUDE A JURY WAIVER AND A PROHIBITION OF CLASS ACTIONS.

Capitalized terms not defined here (such as “Platform” and “Services”) have the meanings given in the Terms of Service. If there is a conflict between the Terms of Service and these Third-Party Services Terms, these Third-Party Services Terms control with respect to Third-Party Services. These Third-Party Services Terms replace the Moving Services Referral Terms dated February 2, 2023. Product-specific Supplemental Terms (such as the RentSpree PRO Terms or the Rent & Security Payment Terms) continue to apply to those products.
‍

1. Scope and definitions

These Third-Party Services Terms govern your access to products and services offered by companies other than RentSpree that you find, connect to or are referred to through the Platform or Services.

  • “Third-Party Services” means any product, service, offer, website or application provided by a company other than RentSpree (a “Provider”) that is made available, linked, integrated or referred through the Platform or Services.
  • “Integrated Partner Services” are Third-Party Services that connect to your RentSpree account or exchange data with RentSpree, such as rewards and credit-building programs, maintenance coordination and home-services marketplaces (see Section 5).
  • “Referral Services” are Third-Party Services where RentSpree passes your request to a Provider, or links you to one, so the Provider can contact you or serve you directly, such as moving, renters insurance and utility setup (see Section 6).

These terms apply whether you are a renter, a landlord, a real estate professional, or a property manager, and whether you access a Third-Party Service through RentSpree’s website, app, emails, or messages. They do not apply to services RentSpree provides itself, which are governed by the Terms of Service and any applicable Supplemental Terms.
‍

2. RentSpree’s role

RentSpree is not the provider of any Third-Party Service. Each Provider is an independent company that sets its own terms, prices, eligibility rules, and privacy practices.

  • Your agreement is with the Provider. When you sign up for, buy, or use a Third-Party Service, you enter into an agreement directly with that Provider, and its terms and privacy policy govern that relationship. Review them before you agree.
  • No endorsement. Unless RentSpree expressly says otherwise in writing, a Provider’s appearance on the Platform is not an endorsement, recommendation, guarantee, or warranty by RentSpree of that Provider or its services.
  • Your own diligence. You are responsible for evaluating a Provider, including confirming any license, registration, or insurance it needs (for example, a U.S. DOT number for an interstate mover, a contractor’s license for home repairs, or an insurance producer license).
  • No agency. RentSpree is not your agent, broker, insurance producer, contractor or fiduciary in connection with any Third-Party Service, and a Provider is not RentSpree’s agent.
  • Availability. Third-Party Services may not be available in every state or to every user, and RentSpree may add, change or remove them at any time.
    ‍
3. Pricing, fees and RentSpree compensation

Providers set the prices for Third-Party Services, and RentSpree does not charge you for being connected or referred to a Provider unless a fee is disclosed to you before you agree to it.

  • Provider pricing. Any price, estimate, quote, premium, rate, or reward offered by a Provider is set by the Provider and may change. Review the Provider’s total price, including all mandatory fees, before you agree.
  • RentSpree fees. If RentSpree charges you a fee in connection with a Third-Party Service, RentSpree will clearly disclose the total amount, including any mandatory fees, before you agree to pay it. Any change to a RentSpree fee for a recurring service follows the price-change notice terms of the applicable Supplemental Terms.
  • RentSpree compensation. RentSpree may receive compensation from Providers, including referral fees, commissions, revenue share, or marketing fees, when you are referred to, sign up for or buy from a Provider. This compensation may affect which Providers appear on the Platform and in what order. It does not increase the price a Provider charges you unless the Provider tells you otherwise.
  • Offers and promotions. Discounts, credits or rewards advertised through the Platform are provided by the Provider and are subject to the Provider’s eligibility rules and terms.
    ‍
4. Sharing your information and consent to be contacted

RentSpree shares your information with a Provider when you ask to connect to, sign up for or be referred to that Provider.

  • What we share. Depending on the Third-Party Service, this may include your name, email, phone number, current and new address, move-in date, property details, lease and rent payment information, or the details of your request. RentSpree identifies the Provider and the categories of information shared at the time you give consent. More information on  RentSpree’s use of how RentSpree uses data and its privacy practices is available in RentSpree’s  Privacy Policy.
  • Sensitive information. RentSpree does not share your Social Security number, account passwords, full bank account or card numbers, or consumer report contents with Providers through these Third-Party Services. If a Provider needs that kind of information, you may give it to the Provider directly, under the Provider’s terms and privacy policy.
  • Contact by Providers. When you consent, the Provider you choose may contact you at the phone number and email you provide about your request, including by calls and text messages that may use automated technology. Your consent is not a condition of using the Services or buying anything. Message and data rates may apply. You may opt out of texts at any time by replying STOP, and you may ask the Provider to stop contacting you.
  • Your privacy choices. RentSpree’s use of your information is governed by its Privacy Policy, including any right you have under applicable law to opt out of the sale or sharing of your personal information. Once information is shared with a Provider, the Provider’s own privacy policy governs its use, and RentSpree is not responsible for that use.
  • Data from Providers. If an Integrated Partner Service sends information about you back to RentSpree (for example, the status of a maintenance request or a rewards balance), RentSpree uses it as described in its Privacy Policy and to provide the Services.
    ‍
5. Integrated Partner Services

Integrated Partner Services connect to your RentSpree account, and each is governed by the Provider’s own terms in addition to these Third-Party Services Terms. Current Integrated Partner Services include:
‍
Piñata

What it offers: Rewards and credit-building, including reporting of on-time rent payments to credit bureaus

Who uses it: Renters

Additional terms: Rent reporting is optional and requires your separate consent. Piñata (or its reporting partner), not RentSpree, furnishes your payment history to credit bureaus and handles disputes about what is reported. Rewards are issued and redeemed under Piñata’s program rules.
‍

Lula

What it offers: Maintenance coordination: intake of repair requests, vendor dispatch and job tracking

Who uses it: Landlords and property managers; renters who submit requests

Additional terms: Lula or its vendors perform the work. The landlord decides what work is authorized and remains responsible for repairs and habitability under the lease and applicable law.
‍

Thumbtack

What it offers: Marketplace for finding and hiring local professionals (cleaning, repairs, moving help and more)

Who uses it: Renters and landlords

Additional terms: Professionals are independent businesses, not employees of Thumbtack or RentSpree. Requests, quotes, bookings and payments happen under Thumbtack’s terms.
‍

  • Connecting and disconnecting. You choose whether to connect an Integrated Partner Service. You can disconnect it at any time in your RentSpree account settings or by contacting [email protected]. Disconnecting stops new data sharing from RentSpree; it does not close your account with the Provider or delete data the Provider already holds.
  • Rent reporting. If you enroll in a rent-reporting program, your on-time payments may appear on your credit report. You may dispute inaccurate information with the credit bureau or with the company that furnished it. RentSpree is not a consumer reporting agency for purposes of these programs.
  • Rent reporting and furnishing. RentSpree is not a “furnisher” of information to consumer reporting agencies under the Fair Credit Reporting Act (FCRA), and RentSpree does not report your rent payments or any other information to any credit bureau. If you choose to enroll in a rent-reporting or credit-building program offered by Piñata or another Provider, that Provider (or a reporting partner it identifies to you) may act as the furnisher and may report your rent payment history to one or more consumer reporting agencies, including late or missed payments where its program reports them. With your consent, RentSpree may share rent payment information from your account, such as payment dates, amounts and status, with that Provider so it can operate the program. RentSpree does not decide what the Provider reports and does not send any information to a consumer reporting agency. The Provider is responsible for the accuracy and integrity of the information it furnishes and for investigating disputes as the FCRA requires. If you believe reported information is inaccurate, you may dispute it directly with the Provider or with the consumer reporting agency. You may also contact [email protected], and RentSpree will correct any inaccuracy in its own records and forward your concern to the Provider. You may stop future reporting by unenrolling under the Provider’s program terms. RentSpree is not a consumer reporting agency for purposes of these programs, and enrolling does not guarantee any change to your credit score.
  • Partner list changes. RentSpree may add or remove Integrated Partner Services. When a Provider you are connected to is removed, RentSpree will notify you and stop sharing data with that Provider.

Banking services (Unit and i3 Bank). RentSpree is a financial technology company, not a bank. Business deposit accounts and debit cards offered through the Platform are provided by i3 Bank, Member FDIC (the “Bank”), and are made available through Unit Finance, Inc. (“Unit”), a technology service provider to the Bank. The RentSpree Visa® Business Debit Card is issued by the Bank under a license from Visa U.S.A. Inc.
‍

  • Your account agreement. Your account is governed by the Bank’s Business Deposit Account Agreement, Business Visa Debit Cardholder Agreement and related disclosures, available at rentspree.com/banking-terms. For anything about your account, those agreements control over these Third-Party Services Terms.
  • FDIC insurance. Funds in your account are deposits held at the Bank. They are eligible for FDIC insurance up to applicable limits, per depositor, per insured bank, for each account ownership category, and only if the Bank fails. FDIC insurance does not protect you against the failure, insolvency or error of RentSpree, Unit or any other company that is not a bank. RentSpree and Unit are not banks, do not hold your funds and are not FDIC-insured.
  • Identity verification. Federal law requires the Bank to verify the identity of your business and its owners before opening an account. You provide that information, including any taxpayer identification number, directly to the Bank and Unit through their secure verification flow. RentSpree does not receive, use or store Social Security numbers or account passwords.
  • Information sharing. With your consent, RentSpree, Unit and the Bank share information about you and your account as needed to open and service it, prevent fraud and comply with law, as described in each party’s privacy policy.
  • Fees and compensation. Any account fees are set by the Bank, listed in its fee schedule and disclosed before you open the account. The Bank changes them only with the notice your account agreement and applicable law require. RentSpree may receive compensation from Unit or the Bank in connection with your account.
  • Support and disputes. Contact [email protected] with questions about your account, transactions or card disputes. RentSpree will route them to Unit and the Bank, which handle them under your account agreement.
    ‍
6. Referral Services

Referral Services connect you to a Provider that then serves you directly. These category rules apply in addition to Sections 1–4.
‍

Renters and landlord insurance

What RentSpree does: Displays offers or links you to an insurance agency or insurer, and may share your contact and property details

What you should know: RentSpree is not an insurance company, agent, or broker and does not sell, solicit or negotiate insurance. Coverage, eligibility and premiums are determined solely by the insurer under its policy. Any compensation RentSpree receives is not for the sale of insurance, and only a licensed agent or insurer can answer questions about coverage.
‍

Utilities, internet and home setup

What RentSpree does: Links you to providers or shares your new address and move-in date to set up service

What you should know: Service plans, deposits, credit checks and fees are set by the utility or provider.

‍

Other services (for example, cleaning, storage, furniture rental, financial products)

What RentSpree does: Displays offers or shares your request with the Provider you choose

What you should know: The Provider’s terms govern. Financial products are offered by the Provider or its bank partner, not by RentSpree.

If RentSpree offers a new category of Referral Service, these Third-Party Services Terms apply to it unless different terms are presented when you use it.
‍

7. Payments, subscriptions and price changes

Payments for Third-Party Services are made to the Provider under the Provider’s terms, and RentSpree does not bill you for them unless it tells you so before you pay.

  • Provider billing. If you subscribe to or buy a Third-Party Service, the Provider is responsible for disclosing its price and renewal terms, for any automatic renewal, for notice of price increases, and for cancellation and refunds as required by applicable law. Contact the Provider to cancel or dispute its charges.
  • Billing through RentSpree. If RentSpree collects payment for a Third-Party Service (for example, as an add-on to your RentSpree account), RentSpree will disclose the total price, the Provider and any renewal terms before you pay. Any recurring charge collected by RentSpree follows the automatic-renewal, price-change and cancellation terms in the RentSpree PRO Terms, including at least 7 and no more than 30 days’ notice before a price increase.
  • Payments to Providers through the Rent Payment Services. If a landlord uses the Rent Payment Services to collect charges for a Third-Party Service from a renter (for example, a renters insurance or utility charge), the Rent Payment Terms apply to that payment, including advance notice of any change in a recurring payment amount.
  • Credits and rewards. Rewards, points or credits earned through a Third-Party Service have no cash value with RentSpree unless the Provider’s terms say otherwise, and are redeemed only with the Provider.
    ‍
8. Disclaimers, release and limitation of liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, RENTSPREE IS NOT RESPONSIBLE FOR THIRD-PARTY SERVICES OR FOR ANY PROVIDER’S ACTS OR OMISSIONS.

  • Disclaimer. THIRD-PARTY SERVICES ARE PROVIDED BY PROVIDERS “AS IS.” RENTSPREE MAKES NO REPRESENTATION OR WARRANTY, EXPRESS OR IMPLIED, ABOUT ANY THIRD-PARTY SERVICE, INCLUDING ITS QUALITY, SAFETY, LEGALITY, PRICE, AVAILABILITY, OR RESULTS (SUCH AS ANY CHANGE IN YOUR CREDIT SCORE).
  • Release. You release RentSpree and its officers, directors, employees, agents, contractors, successors, and assigns from claims, damages and liabilities arising from a Third-Party Service or a Provider’s acts or omissions, to the fullest extent permitted by applicable law. This release does not cover claims arising from RentSpree’s own fraud, gross negligence or willful misconduct, or any claim that cannot be released under applicable law.
  • California Civil Code § 1542. If you are a California resident, you waive your rights under California Civil Code § 1542 with respect to the claims released above, which reads: “A general release does not extend to claims that the creditor or releasing party does not know or suspect to exist in his or her favor at the time of executing the release and that, if known by him or her, would have materially affected his or her settlement with the debtor or released party.” You waive any similar right under the law of any other jurisdiction.
  • Limitation of liability. The limitations of liability and disclaimers in the Terms of Service apply to Third-Party Services. Nothing in these Third-Party Services Terms limits any right you have against a Provider.
    ‍
9. Changes, termination and other terms

RentSpree may update these Third-Party Services Terms, and will make reasonable efforts to notify you of material changes.

  • Changes. Your continued use of Third-Party Services through the Platform after updated terms are posted means you accept them. A change to a fee RentSpree charges you takes effect only after the notice described in Section 7.
  • Suspension and termination. RentSpree may suspend or end your access to any Third-Party Service through the Platform, including if a Provider ends its relationship with RentSpree or if you violate these terms. Ending access through RentSpree does not end your separate agreement with the Provider.
  • Electronic communications. You agree to receive notices about Third-Party Services electronically, as described under our E-Signature and E-Delivery Terms and in the Terms of Service.
  • Other terms. For all other terms and conditions, including, but not limited to, User Conduct and Acceptable Use; Intellectual Property Rights and Use of Data; Personal Information, Data , Rights and Confidentiality; Security Breach Notification; Trademarks and Ownership; DMCA Compliance; Disclaimer, Liability and Indemnification; Dispute Resolution (including the 30-day arbitration opt-out right); Notice; Governing Law; and other general terms (including Compliance with Law, Severability, Entire Agreement, Waiver, Relationship of the Parties, Assignment and Survival), please consult our Terms of Service.
