Rental Assistant Supplemental Terms
Please read this carefully. These Rental Assistant Supplemental Terms ("Terms") are supplemental to, and incorporated into, RentSpree's Terms of Service and Privacy Policy. They apply whenever you access or use the Rental assistant feature ("Rental assistant" or the "Service"). If these Terms conflict with the Terms of Service or the Privacy Policy, these Terms control with respect to the Service.
By enabling, accessing, or using the Rental assistant, you agree to be bound by these Terms, the Terms of Service, the Privacy Policy, and any other supplemental documents. If you don't agree, don't use the Service.
1. What the Rental Assistant Does
i. The Rental assistant is an automated, artificial-intelligence-powered feature that assists renters with tasks such as submitting and tracking maintenance requests, communicating with your landlord or property manager, rent payment reminders and questions, general lease information lookup, and related renter support functions.
ii. The Rental assistant is a tool to assist you. It does not replace your judgment, your rights and obligations under your lease or applicable law, or licensed professional services (including legal, financial, or other).
iii. RentSpree may update, modify, expand, or limit the Rental assistant's functionality at any time, with or without notice.
2. Your Responsibility for Review and Decisions
i. You are responsible for reviewing, and where necessary correcting, any communication, recommendation, or action the Rental assistant generates or takes on your behalf before it is relied upon or acted on.
ii. You remain solely responsible for your own final decisions — including, without limitation, the maintenance requests you submit, the communications you send to your landlord or property manager, any payments you authorize, and any other action affecting your tenancy — regardless of whether the Rental assistant provided input, a draft, or a recommendation.
iii. The Rental assistant may make mistakes, produce inaccurate or incomplete outputs, or fail to reflect the specific facts of your lease, property, or jurisdiction. You should not treat its outputs as legal, financial, or professional advice.
iv. You are responsible for ensuring that your use of the Rental assistant, and any decisions made using it, comply with your lease and all applicable law.
3. Respectful and Lawful Use; Fair Housing
i. You may not use the Rental assistant to make, or to assist in making, any communication that is discriminatory, harassing, threatening, fraudulent, or otherwise unlawful toward your landlord, property manager, vendors, or any other person.
ii. RentSpree does not guarantee that any specific output will be compliant or appropriate in every circumstance. You should independently review outputs - or have a professional do so - before sending or acting on them.
iii. If you become aware that an output from the Rental assistant appears to be discriminatory, inaccurate, or otherwise problematic, you should not use that output and should report it to RentSpree.
4. Data Use
i. To provide the Service, the Rental assistant may process information you provide or that is submitted through the Service, including maintenance requests, communications with your landlord or property manager, and related property details, as described in RentSpree's Privacy Policy.
ii. By using the Rental assistant, you acknowledge and agree that RentSpree may use the information you submit to the Service — including your messages, maintenance requests, and related account and property information — as input and context in conversations, queries, and prompts submitted to artificial intelligence (AI), machine learning (ML), and large language model (LLM) systems, whether developed and operated by RentSpree or by a third-party AI provider, for the purpose of generating responses, recommendations, and other functionality of the Rental assistant or other RentSpree products or services. RentSpree may also use such information, including in de-identified or aggregated form, to test, monitor, and improve the performance, accuracy, and safety of the Rental assistant and related AI, ML, and LLM systems, or other RentSpree products or services. You may opt out of the use of your information to improve RentSpree's AI systems as described in RentSpree's Privacy Policy or by contacting [email protected].
iii. You should not submit sensitive personal information (such as Social Security numbers, financial account numbers, or health information) through the Rental assistant.
5. No Warranty; Disclaimer
THE RENTAL assistant IS PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTSPREE DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, REGARDING THE ACCURACY, COMPLETENESS, RELIABILITY, OR FITNESS FOR A PARTICULAR PURPOSE OF ANY OUTPUT GENERATED BY THE RENTAL assistant. RENTSPREE DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ITS OUTPUTS WILL BE ACCURATE OR SUITABLE FOR YOUR SPECIFIC SITUATION. RENTSPREE DOES NOT WARRANT THE AVAILABILITY, ACCURACY, OR PERFORMANCE OF ANY THIRD-PARTY SERVICE ACCESSED THROUGH OR IN CONNECTION WITH THE RENTAL assistant.
6. Limitation of Liability. As further set forth in our Terms of Service, RentSpree will not be liable to you or any third party for any losses, costs, damages, or liabilities of any kind resulting from your use of or access to its platform and services, including your reliance on or use of any response generated by the Rental assistant.
7. Indemnification
You agree to indemnify and hold harmless RentSpree from any third-party claims, damages, and reasonable expenses arising out of: (i) your failure to review or correct an Rental assistant output before relying on it; (ii) a decision or communication you made using the Rental assistant that violates your lease or applicable law; (iii) your use of any third-party service accessed through the Rental assistant; or (iv) your breach of these Terms.
8. Suspension and Termination
RentSpree may suspend or restrict your access to the Rental assistant at any time, including if RentSpree believes the Service is being used in a manner that violates these Terms, creates legal risk, or causes harm to RentSpree, your landlord or property manager, or third parties.
9. Third-Party Services
The Rental assistant may reference, connect to, or facilitate your use of services provided by parties other than RentSpree, such as maintenance vendors, contractors, scheduling platforms, or payment processors. These third-party services are governed by the applicable third party's own terms and conditions and privacy policy, which are separate from, and in addition to, these Terms. RentSpree does not review, endorse, or guarantee any third-party service, and you should read the applicable third party's terms before using it.
10. Changes to These Terms
RentSpree may update these Terms from time to time. Continued use of the Rental assistant after an update takes effect means you accept the updated Terms.
11. Everything Else
For all other terms not addressed here — including proprietary rights, confidentiality, security, dispute resolution, arbitration, governing law, and general provisions — the Terms of Service govern.
