QUALIFICATION CRITERIA
Applied uniformly to all applicants 18+. Applications may be reviewed concurrently. To ensure fair housing compliance, selection is not a subjective comparison between applicants. Tenancy will be offered to the applicant who meets or exceeds all objective baseline thresholds detailed below (minimum credit score, income-to-rent ratio, verifiable rental history) Income: Gross household income of at least 3x monthly rent, verified by pay stubs, tax returns, or benefit letters. All lawful income sources count. For voucher holders, the ratio applies only to the tenant's share of rent.
Credit: Credit report obtained w/written authorization. Guideline score of 720+. Applicants below the guideline may qualify with a co-signer or documented extenuating circumstances. No credit history is not an automatic denial.
Rental history: Two years of verifiable history w/ positive landlord references, or a co-signer for 1st renters. Denial grounds: money owed to prior landlords, documented lease violations, or an eviction judgment within the past 5 years.
Identity & accuracy: Valid photo ID and a complete, truthful application.
Pets: Pets welcome with prior written approval. Requirements: current vaccinations, spay/neuter, and renter's insurance with pet liability coverage naming the landlord as interested party.
We never consider: race, color, religion, national origin, sex, gender identity/expression, sexual orientation, marital status, familial status, disability, medical condition, genetic information, source of income (Section 8 accepted), military/veteran status, primary language, immigration status, or any other protected characteristic.
Application & screening process: All applications are processed through a reusable tenant screening platform (RentSpree). Applicants complete the application and authorize a soft-pull credit and background report directly through the platform, paying the platform's report fee directly; the landlord collects no application or screening fee. A valid reusable screening report dated within the last 30 days is accepted in lieu of a new report at no charge. These criteria are provided to every applicant via the application/listing page. If an application is denied or conditioned based in whole or in part on a consumer report, the applicant receives an adverse action notice identifying the reporting agency and their rights to a free copy of the report and to dispute inaccurate information. Records, including the documented reason each non-selected qualified applicant was not chosen, are kept for at least 3 years.
